Southside Neighborhood Stabilization Outcomes (SCDHC NSO) devotes its energy to advocating for the needs of communities and families. SCDHC NSO has combined private industry expertise and non-profit partnerships to stabilize communities throughout the United States. We are promoting homeowner retention and affordable housing by acquiring distressed properties and connecting homeowners with housing counseling services.

Southside Neighborhood Stabilization Outcomes began acquiring distressed properties in 2014 to reduce foreclosure and promote homeownership. To expand SCDHC NSO and increase our impact, we opened our office in Encinitas, California to house the program.

SCDHC NSO purchases non-performing mortgage loans and distressed real estate nationwide and in Puerto Rico. Our nationwide reach allows us to be more effective and allows us to  participate in various nonprofit programs.

Generational wealth is primarily developed by homeownership. Promoting homeowner retention or repurposing assets and putting them back in the ownership of families is one way to reduce the wealth gap that has widen dramatically since the Great Recession. 

 
 

Track Record

  • SCDHC achieved Neighborhood Stabilization Outcome (NSO) with HUD in late 2014

  • SCDHC has participated with HUD as a panelist in presenting the benefits of Non-Profits participating in the acquisition non-performing mortgage loans and distressed real estate

  • Since 2015 SCDHC through its NSO Public / Private Partnerships has acquired approximately 1,100 non-performing mortgage loans and distressed real estate.

  • SCDHC in collaboration with the NSO efforts made available needed counseling to assist homeowners.

NSO Homebuyers

SCDHC Neighborhood Stabilization Outcomes was put in place to promote homeownership and affordable rental housing. As a result, buyers of our properties acquired through NSO must fall into one of the following categories listed below:

 
 
 

Buyer Profiles

 

Owner Occupants

Buyers must sign and have notarized an affidavit affirming their intent to occupy the property immediately upon vacancy. The buyer cannot be a corporation, partnership or limited partnership.

Investors

Investors must sign and have notarized an affidavit confirming their intent to rehab and retail the property to an owner occupant. Investors who purchase for rentals are not allowed to purchase our properties.

Non-Profits

Non-profits must present their 501c3 certification and must sign and have notarized an affidavit confirming their intent to rehab and retail the property to an owner occupant or provide affordable rentals.

 
 

Extenuating Circumstances

In some instances, such as burn out, burn down, extreme property damage that makes the property inhabitable, environmental issues, crime issues, etc., SCDHC NSO may sell to an investor without an affidavit.
